Florida tax deed consultant
I buy Florida tax deeds. I can teach you how.
Tax deed auctions are how I made my money, and I still buy, mostly in Volusia County. I teach the whole process, from finding a parcel to reselling it, with the numbers on the table.
My portfolio today
$777,915
Highest available estimate for each of 24 properties, before any debts. See how I count.
Three ways of reading the same parcel
Few people arrive at a tax deed sale with all three.
The deal
24 properties and still buying. An MBA and a B.A.S. in Supervision and Management: I read every parcel as a business decision.
The law
Second-year law student. I read chapter 197 and the tax deed file the way a law student is trained to, though I'm not your lawyer.
The data
Computer science and software engineering degrees. I built the tools I use, and you can use them too.

Questions
How much money do I need to start?
Less than most people think, and more than the bid. Florida's deposit is 5% of the bid or $200, whichever is greater. My recorded purchases run from $1,600 to $31,800. Add documentary stamps, recording and title costs.
Do you only work in Volusia County?
Volusia is my home county and where I buy most. My free finder covers all 67 Florida counties, and the process is the same state law everywhere, with different local rules.
Will a tax deed give me clear title?
Not by itself. Clerks warn that a tax deed doesn't guarantee clear and marketable title. Plan for a quiet title action or a title certification.
Are you a lawyer?
No. I'm a second-year law student. I teach how tax deeds work; for advice on your own situation, hire a Florida attorney.
Will you pick parcels or bid for me?
No. I teach you how to research and decide. I don't appraise property for clients or buy or bid on their behalf.
Can you promise I'll make money?
No. My numbers are my own, built over years. Tax deed buying can lose money, and your results depend on your research, market and capital.
